5 Things I Wish Every Home Buyer Knew Before Buying in Port Saint Lucie

After working with buyers across the Treasure Coast, I’ve seen the same mistakes happen over and over — not because people aren’t smart, but because nobody told them what to expect. Here are the 5 things I make sure every one of my clients knows before we start.

1. Florida Insurance Is a Real Cost — Budget for It

Home insurance in Florida is expensive, and Port Saint Lucie is no exception. Depending on the age and condition of the home, you could pay anywhere from $2,000 to $5,000+ per year for homeowner’s insurance.

Always get an insurance quote before making an offer. I’ve seen buyers fall in love with a home only to discover the insurance is $600/month because the roof is old. Know this upfront.

Pro tip: Homes with a newer roof (2018 or later) and impact windows get significantly lower insurance rates. It’s worth paying a little more for the home to save on insurance every year.

2. Pre-Approval ≠ Final Approval

Getting pre-approved is the right first step — but don’t open new credit cards, finance a car, or make any large purchases after you’re pre-approved. Lenders check your credit again right before closing, and any change in your debt-to-income ratio can tank the deal at the last minute.

Stay boring financially until you have the keys in hand.

3. The HOA Fine Print Matters

Many communities in PSL have HOAs. Before you fall in love with a home, review the HOA documents — fees, rules, restrictions, and the association’s financial health. Some HOAs are great. Others have restrictions on rentals, pets, parking, or exterior colors that buyers discover too late.

4. Don’t Skip the Inspection — Even on New Construction

New construction buyers often think they don’t need an inspection. They’re wrong. I’ve seen brand-new homes in PSL with improperly installed AC systems, grading issues that cause flooding, and electrical problems that passed the builder’s walk-through.

Hire an independent inspector — not the one the builder recommends. It’s $400 that can save you tens of thousands.
